How do I clean my porch and patio cushions?
I am asking for tips and hints as how to clean my deck and patio furniture cushions. My name is Sam and my grandfather is coming down to visit tomorrow night from Ohio. My mother is on a cleaning spree and due to an accident I am unable to lift, push, or pull anything over 5 lb. with my right arm. I can do light work but I can only work until my arm starts to hurt. I am trying to stay out of the way and since everyone is busy cleaning the inside I want to clean the deck. We painted (not my idea) the porch last year chocolate brown regular house paint (also not my idea.) The biggest problem is that I live in Arizona, and AZ is mainly dirt and dust. The next problem is that our house consist of 8 people and 3 dogs, thusly the porch gets alot of dirt from our shoe and paw prints. One that my other grandpa that lives with me used to smoke but quit but there are remnents of ashes which really CLING to the paint.
Now AZ dirt and dust is not like regular dirt and dust. Our’s is a light brown and very, very fine. This causes the d&d to really stick and get into places that are hard to get to. I have tried to hose the proch down but it is to no avail. Everything sticks. Does anyone know how to clean the deck without messing up the paint and wood?
Next there is the problem of the patio furniture cushions. Cleaning them is probably the easy part but I need them to dry fast as well. They are covered in d&d and they smell like cigarettes and dogs. Does anyone know how to clean wash them and then have them dry fast? They are synthetic material but really asorb water. And I do not have a pressure washer but I can get a steam cleaner.

Is there anything else we should do to prepare for hurricane irene?
Hi! Okayyy so lately my family and I have been watching several news/weather channels to get information on the hurricane that will be hitting our area around Sunday. One station has said that by the time it will hit us it will have weaken into a tropical storm. Other stations haven’t said anything on the category or strength of the storm during the time it will hit us. Anyway, I helped my dad bring in the patio furniture to the shed and secure all the other items around the outside of the house. We found flashlights and batteries lying around the house and a radio just in case of a power outage. My mom went shopping and brought home several gallon jugs of water and canned foods and other snacks that won’t go bad if the power goes out. I know that evn though it might be a tropical storm, it is no joke and must be taken very seriously but on some news stations they are advising you to prepare in case of an evacuation and pack a first aid kit and extra clothes. I mean I would do that if we seriously had to evacute but I don’t think that will be totally necessary because I have been in a tropical storm b4 in Florida. I mean we should be okay I mean my dad mite even put boards up to cover the windows lol. I am not worried about having to evacute we don’t live really that close to the coast. But there are shelters around town if we ever needed to leave home so that is in mind. So if anyone can think of anything else we should do help prepare that would seriously help and what are you doing to prepare for Irene? I have noisy neighbors living above me, the landlord for that unit is also a major pest?
So we moved into this unit, happy with our landlord. Thought the landlord above us was nice, at first. That started to change 2 days after we were here. Veronica, the owner of the unit above us was living there with her husband, seemed nice, real churchly. At 3, 4, or 5am we would hear heavy footsteps, and sounds like THUDS on the floor, (our ceiling) repetitive. We asked Veronica what was going on at those times in the morning, she told us her husband works out at those times, and that he only gets to work out before work. Next, we had an outside chair on the patio, where it should be okay. The paperwork states we can have that out there on our fenced in patio. She made a commotion about that and about the small potted plants we had by our door. Anything that is bothersome to her that we do, she makes another commotion about. Fast forward another few months, they had moved out and had set their unit for rent. I was violently ill one day, and someone was in my parking spot, Veronica & her hub had not been there in over 2 weeks, so I parked there. Later that day, my mom called me and told me that I had to move my car before Veronica had it towed. My mom said she was NASTY to her about my car being there. I had been deathly ill and had to go outside in the cold air to move my car. I was pissed, but so be it.
New tenants are here…Various hours at the night and early morning, sounding like bodyslamming going on upstairs. My ceiling fan is now jammed to where I cannot use the pull cord to turn the lights on and off, I have to manually unscrew and rescrew in the bulbs for light. 3AM:, THUD THUD, but I’m a decently heavy sleeper, so that didn’t wake me up, even though I heard it. What did wake me up was the BRIGHT LIGHTS shining on me, all 5 of my lightbulbs were on. I grabbed the broomstick and started hitting the ceiling to try to get them to stop. If you’ve ever dealt with noisy upstairs neighbors, you’d know this does NOT work. They had a small child, and what we were told is that their small child dribbled the basketball in his room. The lady said she’d told her son over and over not to do that in the house.
They moved out, new tenants moved in. A mother, father, young adult son, and 3 year old daughter. My mom wasn’t sleeping much because all she’d hear is tejano music playing at 1-5 am, when she had to get up for work at 6am. We heard more body slamming, and what sounded like furniture being moved at 3 and 4am. My ceiling fan now rattles, and is loose, and also I have a long crack in the foundation of my trim along my door frame to my bedroom. We also have built-in shelves in the living room that my mother put her china and champagne glasses on. From something or another, these tenants are the reason behind 3 different dishes falling and breaking off of those shelves. I’ve been in the living room when they were making a lot of noise and seen the dishes moving from I guess the vibration, and actually had to physically stop a wine glass from falling off the shelf. At the pool, we actually got to know our neighbors above us, told them about the noise and they said they’d watch their noise levels. We became neighborly. But they were already to the point they were moving out because apparently Veronica is the worst landlord ever. According to them, Veronica showed up at various times without calling, and stayed until late at night, once causing the family to miss something they were doing for their little girl, because veronica just simply WOULD NOT LEAVE. They also told us that veronica consistently would trash talk us. [And every time she’d come visit them, we’d have another letter from the association about something else being “bothersome” to her.] She told them no one living there had a dog, and when they moved in there were fleas, and massive amounts of hair stuck in the drains. I told them the people before them had a dog, with a LOT of hair. She harassed them about every little thing possible. One day I had someone parking in my parking spot, that really resembled Veronica’s Mercedes. I parked in the guest parking and put a note on her ugly car saying MOVE YOUR VEHICLE BEFORE I HAVE IT TOWED, signed with my unit #.
So now we have new neighbors… what i’ve seen is 3 people… a mom, dad, and baby. But what I hear, on a constant is about 4 or 5 people, running a damn marathon through their house!!! This is on a constant basis. When they walk, the ceiling cracks and creaks. It’s really like veronica is trying to drive us out. She’s nitpicked about little things we do and tried causing us to have many fines from the association. She’s a total bitch, and very fake. Every time we see her, she smiles and acts all Godly, when we really know that she’s said some pretty messed up things about us to her prior tenants. My question is, I’m trying to prepare a letter to the association about her, and about every set of tenants she has had. I need

And yeah, I would move out immediately, but right now, that’s out of the question.
I need this to stick. I need advice on what to do. I cannot move out right now. I cannot afford to move right now. I cannot move into a house right now. I am stuck here. I’m sure these tenants won’t be here more than a few months, as none of the others were here for long. HOW do I make sure the next tenants she gets aren’t going to be just as bad or worse than any of these previous ones?? I have a feeling she is doing this on purpose.

Does anyone have tips for parking even in assigned parking spots?
I’m on the short side (under 5′2") and even though I’m sitting on two cushions I cannot see well on both sides of my car. The side view mirror doesn’t help as it clearly states that objects are not at the distance at which they appear. I have a 96 Sable, which is about the size of a Taurus of that year. The spaces aren’t really very large. To make matters a little more difficult the lady to my right sometimes parks a little too close & the ‘gentleman’ to my right is a nasty old kook. He’s already dumped his trash can on my patio & spit on my condo door window, so I don’t want to rile him up any more. The lady who parks on my right is just as poor a parker as I am (sometimes). The parking is out in the open under trees which spew sap on the hood. Thank you in advance for any help you can offer.

My toddler is driving me insane!?
I have a 1 1/2 yr. old little boy who gets into, you guessed it, EVERYTHING! I don’t have the slightest idea of what to do. Nothing seems to work and he’s too young for any form of punishment. Saying "No" only gets a smile out of him while he continues to do whatever it is I don’t want him doing.
Some examples are:
Pulls the patio blinds completely down
Removes all of the cushions from the sofa & love-seat
Climbs all over tables and chairs
And those are just a few examples. Anyone have any helpful ideas? I’m at my wits end! lol

HELP! Really need help. Using dog shocker to keep dog in property? Please read.?
I’ve never been for dog shock collars; I always thought that they were inhumane. But now, I simply don’t know what to do. I love my dog/puppy, who is currently 10 months old. However, she is just so destructive & curious. We keep her outside because despite going through months of training (w/ 2 dog trainers), she can’t seem to stop her disastrous habits. We have a huge yard w/ a pool (yes she can swim) & she loves playing out there.
But, she still finds ways to get into trouble. For example, she is able to hop over our 6 ft. walls. We raised one wall, which she can no longer jump over. However, the other wall is still low because our neighbor didn’t want us to up it a few more ft. So, obviously she can still jump over 1 wall. Also, she’ll destroy anything we put out on our patio (plants, chair cushions, etc.). Honestly, we practiced w/ her every day for hours & months on end, but she can’t seem to stop her destructiveness. I know she’s a puppy & I try to stop my dad from putting meaningless stuff onto the patio, but he’s just hard headed.
So he wants her off the patio part of the yard (where she can also scratch & ruin our sliding doors) and of course away from jumping over the walls. I have no options left besides this "stupid" dog shocker caller. Believe me, I don’t want to use it, but I just don’t see another option. I play w/ her every day for hours, practice w/ her, take her for walks etc…but as soon as I leave my house she acts out. I need to find a solution or else my father will get rid of her for good. We spent thousands of dollars trying to make the backyard "containable" for her, and it’s just not working.
Will this collar work? Has it worked for you or anyone you have known? Is there bad side effects to it? Is there anything else I should know? Remember, I just want to use it in places where she can get into trouble (by putting the wire in places where she isn’t suppose to be).
Please note that I’ve had many dogs (& still do). It’s just that this one seems to be almost not controllable. Don’t get me wrong, she is a playful, loveable dog. She just doesn’t seem to know her boundaries know matter how much time I, & others, spend with her.

Please listen to what I’ve wrote. It’s there for a reason. I take her for walks every day. & yes, they’re long walks; at least an hour long. I and my bf play w/ her for hours each day. We also take her to dog parks nearly every week. She cannot come into the house because of reasons stated above (really it’s due to my dad & his gf…nothing I can do about that plain and simple..not my house).
Thanks for all your answers thus far. They’ve all been informative. Because some of you have been mentioning it, I will state that I do put her in a dog-like kennel when I leave or when no one can watch her. Honestly, I think she hates it in there because she will actually bend the wire to get out. In order to reduce her happiness, I always give her a large bone since she’s super food motivated. But that will only sustain her for an hour, if that.
Many people have said that a dog run would be good for her. MY question is, is it truely safe? I heard one time a dog jumped over the cable, & hung itself. 8(
I tried putting her on a chain when I can’t watch her, which did work. But my dad would just complain that it was ruining the tree. If you haven’t notice, he’s really hard to work w/.
I’m not trying to be mean, but many ppl have stated doing all this extreme stuff for my dog. Changing my routine even more so, is like being a slave to your pet. Yes, I love her & I want to do all…
that I can. But shouldn’t there be a limit to how much time, energy, money, etc…that you devote to one animal. I’m not trying to be unreasonable or heartless, but I am trying to be logical. I’ve almost every single day to my dog. Even my relationship w/ my bf revolves around my dog, which is ridiculous! We always have to go back home after 2 hrs or something just to check on her when we go out. That’s seriously being a slave to your pet.
She has at least 25 toys in the yard, & I still have more to give her. Believe me, I’m not a bad owner, I would just like my life back to some degree. I’m a college student. If I’m not at school, I’m here watching her like a hawk. I can’t even get a job because of my "duty." There’s a point where one has to stop being so selfless because then, you’re not happy as a person. There should be a compromise right?

I am looking to replace the cushion support fabric on an outdoor/patio swing that I purchased from Sears.?
I purchased an outdoor swing from Sears about 3-4 years ago and cannot find any of the paper work. The swing has a greyish, powder finish. The 3 seat single cushion and canopy is off-white & tan with a fern-type leaf pattern. Does anyone know the name of the pattern or how I can contact the manufacturer for a ready made replacement. I’ve thought about having one made but I think it would cost more than the original price of the swing. Maybe a manufactured one will also. If anyone has any suggestions, they would be greatly appreciated.

What am I entitled to deduct from the security deposit and how much?
Here is my situation- I would really appreciate some advice. I am a first time landlord on a 2 story, 3 bedroom/2.5 bathroom condo, approximately 1400 square feet. Our tenants just finished their 1 year lease this week and I have 21 days under CA law to return the deposit. There are some issues however and I am wondering what I am entitled to deduct from her 00 security deposit and for how much for each issue?
1) Downstairs wood laminate flooring – not cleaned
2) Missing mailbox key (spoke to post office and they said it would be to redo the locks)
3) Inside of oven did not seem to be cleaned
4) Sub par paint work – paint on door frames, baseboards, etc… (her family owns a handyman business and we allowed her to repaint all our walls & ceiling with materials we provided for 00 deduction from her initial rent payment- but we never saw the finished work til now after they have moved out. They did a pretty poor job. Doors & baseboards were not included but it looks like they did not tape up upstairs so there is peach paint around the door frames & baseboards and uneven paint coverage on the walls)
5) Missing patio furniture (1 round glass table + 4 plastic chairs – I probably paid about for the set when I bought it new)
6) Missing storage cabinets (Probably paid for them new)
7) Missing floor lamp (Probably paid for it new)
I informed her of the missing items and she said her family may have just taken everything while moving unknowingly and if she locates them, she will return them by placing them on our back patio (open side gate). How long should I give her to return these items?
The last issue is that in the last 6 months, her rent has been late 5 of those months. I have never collected the late fees from her although in the lease agreement it states that every day it is late is . For November, she moved out on the 10th. Rent is due on the 1st, late fees are supposed to commence on the 6th. It is now the 14th and still no rent check has been received. I asked her again about this last payment and she states her father definitely sent the check on the 5th (which would still mean her payment would have arrived late). If I didn’t receive the check in the mail by today, they would have to put a stop payment on the check and send me a new one. She seems to think she is not responsible if her check is lost in the mail. What am I entitled to collect on late fees? Can they be deducted from the security deposit?
For future reference, once we get new tenants in the condo, how should I deal with late fees? How should I keep proof of late arrival dates?
Being a landlord can be such a pain in the butt.
I would hire a property management company if I had more than one rental but after this first year’s experience, I’m not sure I want to deal with the headache of additional tenants. Thanks in advance!
*EDIT* Unfortunately, I was unaware that CA law required that I send written notification prior to her moving out for the option to do an intial walk-through. Although I did come a week prior to move-out to try and show the unit to a prospective tenant and the place was in complete disarray due to her being in the middle of packing. She refused me entry during the month of October which certainly hindered my ability to try and find new tenants in a timely manner as well.
In hindsight, I was too nice and accommodating during the lease period. I should have insisted on inspecting the paint job. We came a month later for a work receipt for tax reasons and it still was not finished and I gave them the benefit of the doubt that it would be fine.They promised an awesome job since they wanted to make sure the placed looked nice since they were living in it. Apparently, she was unhappy with the color I chose which she brought up today during our phone conversation and then hung up on me. Rude

My lordland is coming with a contractor and I don't have a good feeling about it, what do I do?
I rented a condo from my landlord and I’m moving out by the end of the month. The landlord is the husband & wife has title to the condo. The husband, after receiving the letter I sent to discontinue the month to month lease called and said they he was sending over painters and carpet cleaners the next day, I refused. Later the wife called and said that they are sending a contractor early in the morning on July 17th. 14 days before the lease ends. I reside in the state of California. The wife also said that there is tons of things that need to be "repaired".
I’m worried that my landlord is going to withhold my security deposit.
The problems that I observed in the apartment are
1. some small scratches on walls
2. one broken window sill
3. paint on the outside patio that the association is supposed to maintain
I’ve already had most of the furniture moved out and going to clean the already clean condo. What happens if my landlord makes repairs before my walkout inspection?
Doesn’t anyone here even consider that my landlord is going to withhold my security deposit?
I should add that they are bringing in the contractor not to fix anything. I think the landlord is trying to get an inspection of my place before it’s cleaned which won’t happen since I’m moving out a little more than 2 weeks early. Hearing them over the phone makes it so obvious they want to keep the security deposit no matter what.
The landlord keeps on lying. The husband first said they are sending in a painter and carpet cleaner. These are the people who will hammer holes in your wall and spill liquid on your floor just to keep your security deposit.
I also remember when the landlord wanted to come over to talk to us if we wanted to extend our lease. the landlord said he wanted to change the entire carpet in the whole 2 story house after seeing a dark spot on the carpet.
Where are the papers that I download to file a small claims lawsuit? I am going to videotape (with audio) the landlord during the inspection and take tons of pictures.
